Kaka’ako, Hawaii Real Estate

Kaka’ako is located along the southern shores of the island of Oahu near Honolulu’s Downtown and Honolulu Harbor to the west and Waikiki to the east. This low-lying area near the water was once a Native Hawaiian community where Hawaiian royalty lived and the people did wetland agriculture, fishpond farming, and making salt. At many locations, ancient Hawaiian burials have been unearthed, with the Honuakaha Smallpox Cemetery having over 1,000. Ten years ago this was Honolulu’s warehouse district, but it is now filled with condominiums, work force housing, retail stores, and commercial office space.

Real Estate and Schools

According to Trulia, the average listing price for a single family home is $1,279,151. The Hawaii Department of Education operates public schools, and the John A. Burns School of Medicine, part of the University of Hawaii at Manoa, is on the ocean side.

Hawaii Community Development Authority (HCDA)

HCDA is planning for up to 30 new buildings to be constructed in the area up to 400 feet high. The proposed development plan will allow some towers to be 700 feet high.

Our Kaka’ako

This residential and commercial project is led by Kamehameha Schools, a charitable trust formed by the Hawaiian king Kamehameha‘s last living descendant, together with Castle and Cooke Homes Hawaii Inc.

The $60 million project on 29 acres will add 183 homes to Kaka’ako, with 88 rental units and the remaining 95 units for buyers. The plan is also to redevelop existing properties and add walking paths, pedestrian crossways, green spaces, and streetscapes and to attract unique retail businesses such as the recent addition of Honolulu Beerworks. Artists have moved into old warehouse lofts and open their studios for a collective night market every month. It is estimated that Our Kaka’ako will take 15 to 20 years to complete.

Six Eighty

As part of its nine-block master plan for Kaka’ako, Kamehameha Schools also redeveloped a previous office building to create this affordable modern and contemporary housing apartment complex that offers 54 studio and one-bedroom loft-style apartments to median-income renters. The complex is also home to eateries and small retail shops.
